Welcome to Divine Property Management and Stay South by Alloggio.

These Terms and Conditions constitute a legally binding agreement between Alloggio Management and the Guest. You acknowledge that you agree to and are subject to these Terms and Conditions on behalf of yourself and all persons named or otherwise travelling on your booking.

Reference to “Alloggio Management” in these terms and conditions is a reference to Alloggio Management NZ Ltd NZBN 9429051673611 which in turn is owned by Alloggio Management Pty Ltd ACN 618 814 556. Individual brands controlled by Alloggio Management NZ Ltd may have additional terms and conditions (secondary to these terms & conditions) as outlined within this website and need to read and adhered to in conjunction with the overall Alloggio Management Pty Ltd Terms and Conditions.

Terms and Conditions Reference:

The master/source terms and conditions, serving as the foundational document governing the use of our services, can be accessed, and reviewed at CLICK HERE For additional, brand-specific terms and conditions, please refer to the detailed terms provided below. In the event that specific terms within the brand's terms and conditions do not reference the master/source terms and conditions as the basis, it should be understood that the master/source terms remain the overarching framework for all terms and conditions related to our services.

The conditions that are outlined for “Divine Property Management ” and or “Stay South” are nuanced to supersede those that are generic within Alloggio Management Holiday’s page within the Trova Website that are specific to the guests of Divine Property and or Stay South.

By booking with Divine Property Management and or Staysouth you agree to the following Terms & Conditions. Please read carefully, as the Lead Guest is responsible for the behaviour and compliance of all guests and invitees.

Guest Requirements

All bookings must be made by a Primary Guest aged 25 years or older. The Primary Guest must stay for the full duration of the booking and is responsible for ensuring all guests comply with these Terms. Guests under 25 must be accompanied by a parent or guardian.

Booking Confirmation

A booking is confirmed once valid credit card details have been securely submitted via our authorised payment link and written confirmation has been issued.

Payment Terms

Single-Unit Bookings

Single-unit bookings do not require a deposit at the time of booking, the remaining payment due 30 days before arrival.

Multi-Unit Bookings

Multi-unit bookings require a 25% deposit at the time of booking, with remaining payment due 60 days before arrival.

All payments are processed in NZD. Credit/Debit card charges may incur merchant fees of 3.4%. If your card fails, you must provide an alternative immediately. Unresolved payment issues may result in cancellation without refund.

Online Registration and Security Pre-Authorisation

Even if you entered your credit card through a third-party platform (e.g. Booking.com, Vrbo), we will be require to complete our guest online registration and you will need to re-enter your credit card details via our secure system and provide matching photo ID. No access instructions will be released if failure to complete this process. It may result in cancellation without refund.

A security pre-authorisation maybe required for specific properties (NZD $1500 depending on property), this is placed on the Primary Guest’s credit card. This covers damage, loss, excessive cleaning, rubbish removal, noise complaints, or any breach of these Terms. Access will not be given to the property until the pre-authorisation has been successfully completed.

If damages exceed the held amount, additional charges will be applied to any card linked to the booking.

Cancellation Policy

Single-Unit Bookings

●      Cancellations made more than 30 days before arrival: no cancellation fee.(except credit card fees are none refundable).

●      Cancellations within 30 days: 100% cancellation fee.

●      Unused nights are non-refundable, including early departure.

●      Bookings are non transferable

Multi-Unit Bookings

●      Bookings cancelled more than 60 days prior: deposit refunded minus NZD $250 per unit and credit card fees are none refundable.

●      Cancellations within 60 days: 100% cancellation fee.

●      Bookings are non transferable

All cancellations must be submitted in writing. Failure to obtain travel VISAs is not grounds for a refund.

We recommend that all guests (domestic or international) hold travel insurance in case of cancellations.

Amendments

Amendment requests must be made in writing and may incur an admin fee of NZD $75.
Changes made more than 30 days before arrival may be approved subject to availability and rate changes. A date change is permitted only once; further changes count as cancellations. Amendments requested within 30 days of arrival are treated as cancellations.

Check-In

Standard check-in is from 3:00pm.
Pre-arrival instructions are sent to the lead guest before check in (or immediately once the booking is fully paid and verified, if booked last-minute). Your access code is sent on the day of arrival once you have completed your online registration providing identification and credit card details. You may also be required to pay a pre authorisation before these details are released.

Early check-in may be available at additional cost.

Check-Out

Check-out is 10:00am.
Guests must leave the property tidy, including washing dishes, placing rubbish in the correct bins, returning items to their original positions, and turning off all appliances.

Late check-outs must be approved in advance and may incur additional fees. Unauthorised late departures will result in additional charges.

Property Use & Behaviour

The property may only be used for private accommodation by the number of guests confirmed in your booking.
 The following are not permitted:

●      Parties, events, weddings, large gatherings

●      Commercial use or business activities

●      Smoking indoors

●      Unapproved pets

●      Excessive noise or breaches of local bylaws

Outdoor areas, including spas, may only be used between 7:00am and 10:00pm.

Facilities

Facilities are used at the guest’s own risk.

Children are to be supervised by a parent, guardian or responsible adult at all times;

Spa and Pools

Covers must be kept closed and locked when not in use.

Guests must follow chemical use instructions.

Gym Facilities

Children under 12 must not use gym equipment.

BBQs

BBQs must be cleaned after use and the gas bottle turned off. Additional BBQ cleaning charges may be charged.

Rubbish & Recycling

Guests must follow property-specific disposal instructions. Incorrect rubbish disposal may incur a minimum fee of NZD $150+GST

Cleaning & Damage

A standard departure clean is included; however, excessive cleaning, rearranging furniture, stain removal, fumigation, or extra rubbish disposal will incur additional charges. These may be charged directly to any card on file or deducted from the security pre-authorisation.

Lost keys, garage remotes, or lockbox devices incur replacement charges.

Personal Belongings & Liability

Guests are solely responsible for their own belongings, vehicles, and valuables.

Neither the Property Manager nor the property owner is liable for loss, theft, damage, or injury during your stay. Travel insurance is strongly recommended.

Complaints

If you encounter an issue, please notify us immediately so we can assist.

If a concern is not resolved during your stay, you may submit a written complaint within seven days of departure.

Force Majeure

We are not liable for disruptions or cancellations caused by events beyond our control, including weather events, natural disasters, building works, maintenance issues, system errors, property withdrawal by the owner or an owner request. If necessary, we may provide alternative accommodation or cancel the booking; compensation is not guaranteed and as outlined in Alloggio’s charters and polices here.

Privacy & Credit Information

Your information may be used to verify identity or fulfil booking obligations. If a guest defaults on payment, this information may be shared with credit agencies and as outlined in Alloggio’s charters and polices here.

Governing Law

These Terms are governed by New Zealand law. Short-stay accommodation is not covered by the Residential Tenancies Act 1986. Guests submit to the jurisdiction of New Zealand courts and as outlined in Alloggio’s charters and polices here.
